Fall has arrived in Cottage Country
Summer has come and gone in what seems like the blink of an eye. We are smack dab in the middle of fall and I must admit I love this time of year. Fall colors, pumpkins start to make their way to people’s front porches, decorations are well underway for Thanksgiving and even tho many of us are apart from our family over the holidays….. seeing these familiar fall traditions gives your soul a sense of warmth and family. I feel like we all crave the slower pace that fall brings to our community. Real estate seems to slow down with kids going back to school, summer holidays being over and all the ‘to do” lists being completed before the freeze that is coming. Sometimes I miss the busy but I have learned to appreciate the quiet times and get things done around my house.
The cottages are being closed up for the winter ahead and many of our cottage friends are headed back into the city. Thanksgiving weekend always seems to be the big last hurrah of buzzing activity for our small community before the snow flies and we greet winter. Reflecting on a busy year, grateful and appreciative to you all for putting your trust in our team once more. To stage or not to stage – that is the question
Staging, that is the questions – New Build or a Flip House
Staging your home refers to a method of decorating your home that is designed to showcase its best assets, impress buyers, and sell it quickly for the highest possible price.
Although staging is optional in many cases it shouldn’t be. Remember, selling your home or cottage is one of the biggest investments and financial transactions that you will do no matter how many times over.
Did you know that not staging your home can actually affect your selling price? It can also affect how long your house is on the market. Now again if your property is worth 600,000. and you list it for a million it may sit for a while regardless of staging so a bit of common sense is required. That conversation we will save for another blog post. lol

Market is still strong in Peterborough County as we move into fall. Phil and I had the pleasure of working with an old friend on the sale of their home. Beautiful custom kitchen on this 3 bedroom 2 bath bungalow just outside of Lakefield. Congratulations to this amazing couple on their next adventure! It was a pleasure working with them!
Busy summer so far –
Summer is well underway here in Cottage country. We have been adjusting as best we can to the new norm with COVID-19 and doing our best to insure that our Sellers and Buyers are able to proceed as safe as possible. Not sure when or if things will ever go back to ‘normal’ but we will do our best continue with the highest level of service that we have offered thus far.
This is such a great time to get your property listed, the market is lacking inventory so if you are thinking of selling this could be the perfect time. Whether you have a luxury waterfront listing or a cabin in the woods, there are buyers for that!
We are finding that if a property is priced right we will see several showings booked and a couple offers presented. If a property is priced a little high two things can happen. It becomes a comparable to sell other properties around it or you may have a buyer take a risk and come in at what their opinion of market value is. If its priced properly, it WILL sell in this market.

Over the years, I have had the pleasure of working alongside my husband in many different situations but I must admit this one is thus far my favourite. Also the added bonus of being married to a handyman doesn’t hurt when it comes to these ‘To Do’ list items. We always have fun no matter what we are doing. Campfire Season
Guess what time of year it is!?
Campfire season!! I love this time of year, the bugs are less and less which means we can enjoy more then 30 seconds outside without being eaten alive by black flies or mosquitoes. one of my favorite things to do is cook dinner on an open fire. I
LOVE IT! So many nights Phil and I will pretend we are camping on our front lawn. We light a fire, throw some fresh beans out of the garden in some tinfoil with a little olive oil and salt & pepper, wrap up a couple potatoes, get the steaks sizzling and sit back with a glass of wine (or two!!). Its peaceful, and you can stare at those dancing flames for hours and let the worries of your day melt away.
It is so important to take time, regardless of how busy life can get. When we were kids we lived for these moments, but as adults I feel like we forget so many things about our childhood. Carve out “you” time, remember the good old days. Drink the wine, make the Smoores, poke the fire with a stick, watch for the Fireflies, listen to the frogs and let all those memories come flooding back in. Good for the soul!! 🙂
One thing that is really important before you go striking a match or using a lighter is making sure that you know the townships rules for day/night burning. When we have a dry season it doesn’t take much to have an amber from the contained area to float through the air and land on a dry twig or leaf and hours later or minuets you can have a fire that is out of control and can do alot of damage to a large area in a short amount of time. This means anything that has a spark, I know we all love those beautiful fireworks that burst into a array of colours and noises but in certain times of the year they can be quite dangerous.

Spring 2019 is here in the Kawarthas
The roads are buzzing, the birds are chirping and the ice is still in on several lakes. Snow is still heavy in some areas of our farm where the sun hasn’t touched yet. We are all eagerly waiting to get into the boat access cottages but mother nature is holding onto her winter season a bit longer this year. Lots of activity with opinions of value and listings hitting the market which is nice to see and everyone is gearing up for what we hope to be a busy season. Looking forward to seeing some familiar faces as people make their ways up to their cottages to open them for another season.
